Buzzrent.com, Inc. (herein referred to as “BR”) maintains this web site (“Site”) to provide landlords and tenants the ability to pay and receive rents, security deposits and other compensation under their respective rental arrangements. This privacy policy is designed to inform you of: (i) the types of information BR collects, (ii) how BR uses that information, and (iii) the circumstances under which BR will share your information with both affiliated and non-affiliated third parties.

1. Information Collection

• (a) Cookies. BR makes use of “cookie” technology and web server logs to collect information on how the Site is used in order to constantly improve our website and better serve its customers. A cookie is a small amount of data that is sent to your browser from a web server and stored on your computer’s hard drive. The information in the cookies lets BR trace the paths followed by users to the Site as they move from one page to another. The web server logs allow BR to count how many people visit the Site and evaluate the Site’s visitor capacity. This information assists BR to design and arrange its web pages in the most user-friendly manner, so that BR may continually improve the Site to better meet your needs.   BR collects nonpublic personal information about you from: (i) information BR receives when you submit an online registration or other forms; and (ii) information BR receives when verifying what information you have provided in the registration form. (This may be obtained from, but is not restricted to, your current landlord and institutions where you are proposing to facilitate these financial transactions).
  
  
• (c) Personal Financial Information. As part of the Service, you will be required to provide your credit/debit card information and/or your bank account number upon registration. The term “financial information” refers to information about you which BR receives from the sources described below and which is not otherwise lawfully available to the general public. Financial information may include, but is not limited to, bank account information, credit card information, rent amount, and other financial information.
  
  BR collects nonpublic personal information about you from: (i) information BR receives when you submit an online registration or other forms; and (ii) information BR receives when verifying what information you have provided in the registration form. (This may be obtained from, but is not restricted to, your current landlord and institutions where you are proposing to facilitate these financial transactions).

2. Information Sharing. Unless you otherwise opt-out of allowing BR to share your non-public personal information, BR reserves the right, upon you acknowledging this privacy policy and submitting your non-public personal information, to disclose, share, license, sell or assign such non-public personal information to any affiliated and non-affiliated third parties as permitted by law. Such third parties may include, without limitation, mortgage lenders, real estate brokers, financial institutions, credit card companies, insurance companies, and other parties who offer products or services that BR feels may be of interest to you. Further, such non-affiliated third parties may contact you to offer products and/or services that may or may not relate to your transactions with BR, and may re-use or share your information. BR also reserves the right, upon your financial information, to disclose or share such financial information to any of its affiliated third parties to facilitate the Services, your landlord, or as may otherwise be required by law. Under no circumstances will BR share your financial information with any non-affiliated third parties except as provided in Paragraph 3 (c) below.

3. Opt Out.

• (a) Except as otherwise provided in Paragraph 3 (b) below, you have the right to opt out of having your non-public personal information shared by BR to any affiliated and/or non-affiliated third parties at any time, by:
  
  • (i) emailing BR at privacy@buzzrent.com , with the words “opt out” in the subject line, along with your full name and username in the body of the email;
    
  • (ii) sending BR a letter to the postal address contained below indicating your desire to opt out, with your full name and username in the letter
    
    
• (b) Even if you elect opt out, BR reserves the right to provide your non-public personal information to a non-affiliated third party to the extent permitted by law. Such circumstances may include, without limitation, making disclosures: (i) to the extent necessary to administer or enforce a transaction requested or authorized by you; (ii) for servicing or processing a financial product or service requested or authorized by you; (iii) to maintain or service your account with a financial institution; (iv) to protect against or prevent fraud; or (v) for the third party to perform functions on behalf of BR, including marketing BR’s products and services. In such instances, the third party will only be authorized to use your information for the limited purpose of such relationship or transaction.
  
  
• (c) Additionally,BR reserves the right to provide your financial information to a non-affiliated third party to the extent permitted by law. Such circumstances may include, without limitation, making disclosures: (i) to the extent necessary to administer or enforce a transaction requested or authorized by you; (ii) for servicing or processing a financial product or service requested or authorized by you; (iii) to maintain or service your account with a financial institution; (iv) to protect against or prevent fraud; or (v) for the third party to perform functions on behalf of BR, specifically, processing the transfer of funds to and from your credit card and/or bank account. In such instances, the third party will only be authorized to use your information for the limited purpose of such relationship or transaction.

4. Annual Notices. By law, BR is required to provide an annual notice of this privacy policy to any of its customers who continue a relationship with BR. By submitting your non-public personal information and financial information, you agree to receive such notification of BR’s privacy policy and any updates by electronic mail. The notice transmission will be emailed to you in December of each calendar year and shall contain a link to the BR’s Site privacy policy. Changes to your email address should be forwarded to BR in order to provide you with the annual notification. If you do not agree to receive the annual notice by electronic mail, then BR asks that you do not disclose your non-public personal information and financial information.

5. Treatment of Non- Public Personal Information; Security. Except as otherwise provided in this Privacy Policy concerning the disclosure of your non-public personal information to affiliated and nonaffiliated third parties, BR will use reasonable efforts to safeguard your information from unintended third parties. Further, BR restricts access to nonpublic personal information and financial information about you to those BR employees who need to know that information to provide BR’s rent payment services.

BR maintains fiscal, electronic and procedural safeguards to comply with federal standards to guard your nonpublic personal information. For online security, BR utilizes both Verisign’s™ and Hack Safe™ encryption/security software to safeguard the personal and financial information BR collects from you online.
